Creative Brief and Discovery

The Discovery involves information gathering and review of existing documentation related to the project site and vision. This phase includes understanding site constraints, local authority regulations and alignment with the Client’s goals, needs and specific requirements. From there, we will begin feasibility studies to explore what is possible given the constraints and any influences that may apply.

Schematic Design

Schematic Design will involve preparation of schematic plans to reflect site constraints, local authority regulations and Client’s goal and requirements as discussed during the Discovery phase. This phase will establish the conceptual direction, size and location of the building and the relationship between all the spaces.

Detailed Design

Detailed design will involve revision of initial drawings to reflect Client’s comments capturing specifics and details. Preliminary engineering such as civil, electrical and plumbing and other project specific systems will start. Materials such as interior finishes, doors & windows, sanitary fixtures and appliances shall be jointly selected by Architect and Client. During the end of this phase, it is expected that the interior and exterior design of the building has been firmly established by both Client and Architect. 

Construction Documentation

Construction Documentation will include preparation of a concise set of detailed construction drawings necessary for bidding, construction and building permit application. Final engineering for civil, electrical, mechanical and plumbing such as technical detailing and specifications shall be completed. It is expected that at the end of this phase, drawings are prepared to comply with submission requirement for building permit application. 

Bidding and Negotiation

Bidding Phase is where Client will select contractor for the job. Architect will assist Client to assess, compare and negotiate bids. The Architect will answer any questions raised by the Contractor pertaining to the design and specification of the project. The Architect will also provide any additional drawings, where necessary.

Construction Administration

During this phase, we will perform periodic site visits to review the construction progress of the architectural core and shell, interiors and fixtures for consistency with Construction Documents.
